Access Building Design Services.
These services can be provided independently or in combination to suit client preferences. Our services range from renovations and extensions of existing buildings, new building projects, building and site surveying and 3D graphical representation.
Architectural design
Production of preliminary design sketches and proposals based on site survey, client requirements and proposed budget. Full discussion with client to ensure that the design fulfills client's brief. These design drawings are reproduced and form the basis of a planning application.
Production of detailed drawings with plans and elevations of the proposed building, including space planning, specification of interior services and fittings and external landscaping layouts including driveways, drainage etc. based on ongoing consultation with the client. Input from a structural engineer, quantity surveyor or other professional services may be required at this stage depending on the project. All plans comply with National Building Regulations and the EU Energy Performance of Buildings Directive. These drawings and documents are then used for obtaining estimates of building costs from contractors.
Planning Applications
Our services include pre-planning consultations with local authority, outline and/or full planning applications, planning submissions, planning appeals and oral hearings.
Project management
Regular site visits to assess the standard of construction, design team and site meetings with contractors and client to ensure compliance with contract documents, building regulations and planning permission. At the completion of each project, it is our intention to issue a certificate of compliance.
Surveying
For the past ten years we have carried out topographical and detailed building surveys. Our surveying team uses the very latest equipment such as Trimble Geodimiter 5600 Series Total-Station together with Magellan ProMark 3 and Thales GPS location finders. Site surveying and setting out form an integral part of our services.
Interior design
During the construction period, we will liaise with the client on detailed design matters such as colour schedule, tiles, selection of finishes, hardware and general fixtures and fittings to ensure that the project is completed to the client' s satisfaction.
Visualisation and presentation
We offer computer-aided visualisation services to all our clients, including walk-throughs, using the latest software packages. These provides a valuable aid to the client to get a better understanding of how the proposed design will appear on completion, how it will impact on the surroundings. They can be used to explore different design options e.g. finishes or can be used for public display or promotion.
Building Energy Rating (BER)
As part of the EU Energy Performance of Buildings Directive (EPBD), a Building Energy Rating (BER) certificate, which is effectively an energy label, is now required at the point of sale or rental of a building, or on completion of a new building. Our BER assessor can carry out a Provisional BER based upon the design drawings and building specifications and provide a BER certificate based on an assessment of a new or existing building. Fire Safety Certificate Applications
We have 14 years experience as a private practice in the processing of fire safety certificate applications. On each project we have liaised with the appropriate fire safety officer. Furthermore, we have advised our clients on all necessary regulations to comply with fire safety regulations.
